RESIDENCY PROCESS

All Applicants for residency will be evaluated and will receive equal opportunity to obtain a home. Qualified applicant(s) will have priority based upon the date of the application. If a home of the type applied for is not available at the time application is received, the applicant(s) name shall be placed on a waiting list to be maintained by the property. when a home becomes available, the applicant(s) shall have 24 hours to complete arrangements for purchase or renting the home.

Identification: or other photo identification in order to view the community or homes within the community. Other acceptable forms of identification are: Valid state ID card, valid Military ID card, a valid will be required with application submission.

Application for Residency: An application for Residency must be completed and maintained for each applicant 18 years or older who will be living in the home and/or contributing to the payment of rent. Applicant will provide a $50 non-refundable application processing fee for a single applicant or $100 non-refundable application processing fee for two or more applicants. All adult occupants 18 years or older will be required to provide a copy of their photo ID. will be collected for each occupant's background check. A $25 non-refundable application processing fee will be collected for each occupant’s background check.

Criminal Background Check: All applicants and adult occupants 18 years or older will be required to have a criminal background check completed prior to occupancy. The applicant(s) agree that the lease shall be terminated in the event that the applicant and/or occupants, after moving onto the property commits an offense of a sexual nature, resulting in conviction or is labeled as a registered sexual offender or predator and/or appears on the list of known terrorists and wanted fugitives.

Rental history: By acknowledging below, I(we) authorize Lasso Capital and its affiliates to request a Landlord Verification from my(our) current and/or previous landlord. If a verification cannot be obtained, I will provide at least 12 months most recent rental history from my(our) current and/or previous landlord.

Income: Applicants are required to provide verifiable income source. Acceptable income verification for each applicant may be any of the following: 2 most recent consecutive pay stubs, "Verification of Employment" letter from applicant's employer, Social Security benefit letter, Pension letter, the most recent W2. Self-employed applicants may be required to supply the most recent IRS tax return or a certified verification from their company accountant or bank.

Notification: Applicants will be informed of their status of their application by telephone within 5 days of submitting their application. If the applicant is rejected, the applicant will be mailed an adverse action letter with the contact information to request copies of the information used to determine eligibility for occupancy. Management cannot be held responsible for inaccuracies contained in any information obtained and is not allowed to provide details to the applicant regarding said information.
